This ‘side garden’ project involved an off-market deal of a detached house that was being converted into a family home. After carefully analysing the numbers, it was determined that the investment would be profitable, with the end value of the property already having increased since completion. 30% equity was created, and this investment was retained.

An opportunity presented itself with a cluster of 11 rundown units that were situated in an area where the surrounding properties were either abandoned or affected by antisocial behaviour. The property also suffered from structural issues and a burnt-out rear extension which meant that initial planning permission was denied.

This site was carefully selected for its prime location in a highly sought-after neighbourhood with excellent transportation links to the centre of Dublin. The decision was driven by the realisation that a detached 4-bedroom house could be built on this plot, making it an ideal choice for a family in search of a spacious and comfortable home. The project promised a lucrative return, with an estimated equity margin of 30%.

After the completion of a feasibility study, it was discovered that the site had the potential for three slightly smaller units making it perfect for anyone looking to downsize. It was also clear that 25+% equity which made the site great for the balance sheet.
